A Building survey carried out by Benchmark Property Surveyors entails a comprehensive investigation of all aspects of a building's structure and fabric, from ground level upwards to the roof/chimneys, with inference made to the condition of foundations from the physical state of the walls upon which they support.
The following items are visually inspected and covered in every survey report:
- Appraisal of foundations to buildings, terraces or paved areas and boundary walls.
- The internal and external electrical system to buildings, boundary walls, pillars, gates, etc.. Inspection of all sockets and switches, condition of wiring, meters, lights & fittings.
- The plumbing system to buildings, annexes, septic tanks, pools, as well as the drainage network for waste (inspection chambers) and rain water removal (guttering & down pipes) away from buildings. State of gas or oil boilers for the supply of hot water for domestic and central heating systems, wherever possible.
- Condition of internal and external walls to buildings and boundaries.
- Condition of floors and ceilings.
- Condition of wooden ceilings/wooden or concrete roof structures, insulation and felting, roof tiling and chimneys, as far as a visual and physical inspection can be performed.
- Condition of windows and doors to buildings, internal and external. Issues such as state of repair, poor or substandard fitting/installation, gaps and drafts around frames, and comments on the security aspect.
- Observations on the state of open fire places and solid fuel burners or salamanders, oil burners. The functional aspect of these systems is not included in the scope of our surveys as we cannot be held accountable nor responsible for operating such systems.
