We are also certified by the Premier School of Building, Chester, UK which is accredited by ABCC.

The Company is owned and run by two certified and accredited Surveyors, Tim Osborne and Mark Schofield, both resident in Portugal and who between them share a wealth of knowledge and experience in building techniques, designs, renovations, business and management skills spanning a combined 35 years.

We offer you a building survey which can be tailored to your specific needs and to a depth of investigation, as required. The time taken to conduct a building survey is governed by; your plot size, total habitation area, size of exterior terraces and length of paths and boundary walls. Our survey pricing structure is also governed by these factors as well as by the location and therefore travel distance from São Martinho do Porto. A separate charge is applicable for verification of plot size/land area.

We can supply a building survey report, within 72 hours after completion of the survey, by email, sent in PDF or MS Word format for your prompt access.

The survey report is a confidential document itemizing and describing the visible observations of abnormalities which do not conform to or deviate from the normal accepted standards for building construction techniques and practices. The survey will highlight the deficiencies and provide qualitative and quantitative assessments, wherever possible, on the degree of any deficiencies for which appropriate remedial treatment will be recommended.

To assure you of our professionalism, the quality and standards to which we pride our services, a Benchmark Property Surveyors case survey report may be viewed prior to executing the survey. This will serve to illustrate the format and the degree of detail covered in our building surveys.

In certain situations where a visual/physical inspection is not possible, certain tools may be employed to derive further information, from which a more accurate investigation will be obtained. However, for all hidden and inaccessible issues, our company will not be held accountable nor responsible for events or consequences that may develop from parameters that cannot be inspected or measured. All surveys must be accompanied either by the property owner, their nominated representative or the Estate Agent’s representative.
